Questions buyers ask before they reserve.
Buying a home in Italy comes with a lot of moving parts. Here's how we handle the ones that matter most.
You browse the listings, reserve a home with a deposit, and we walk you through every step from contract to handover. Completed homes are ready to move into. Builds in progress get reserved before they finish, with full specs and a fixed price.
Yes. Around a third of our listings are under construction, with delivery dates set per project. You lock in the price today, see the exact floor plan and finishes, and move in once the build completes.
The land, the build, all interior finishes, fitted kitchens, bathrooms, and outdoor work like pools or terraces when shown on the listing. Notary fees and taxes are separate, and we lay those out clearly before you sign anything.
Across five regions: the Amalfi Coast, Sicily, Sardinia, Puglia, and Florence. Each site is chosen for the location, the view, and access to what makes that part of Italy worth living in.
For builds still in progress, yes. You can choose between curated finish packages and adjust details like flooring, kitchen materials, and bathroom fixtures. Structural changes are not part of the standard reservation, but we'll talk through what's possible.
We work with notaries and legal partners who handle purchases for international buyers every day. They guide you through the codice fiscale, contracts, and any visa or residency questions tied to owning a home in Italy.
